Overall the market remains buoyant. The simple fact is that
there are too many well-funded purchasers chasing too few
good quality opportunities. There continues to be
unrelenting demand for quality care beds; we continue to see
values rising significantly and with many individual and
corporate operators now actively pursuing their own new
build programs.
A new projection presented by analysts Laing & Buisson, in
their 2006 Elderly Care Market Review, projects a six per
cent upturn in demand over the next 10 years. Demand remains
strong with returns in the sector being favourable in
comparison with most other sectors with investors and banks
continuing to regard the healthcare sector as a very
attractive option.
However, a different picture is emerging in respect of poor
quality and non compliant Homes. We have already seen a
couple of instances where banks have applied stricter
lending criteria and this more cautious approach is likely
to spread, and more immediately we will have to wait and see
how the star rating system works and how this will
ultimately affect the market and values. We may find a
return to the divided market of a couple of years ago with
strong demand and prices continuing for the better Homes,
and less hopeful prospects for the Homes that do not upgrade
or meet the new criteria.
