Why use a Finance Broker?
With the current care home market being particularly buoyant
it would appear that there could not be a better time to
borrow money. Banks are keen to be involved in this growth
area and may generally seem willing to lend money on
attractive terms. In such a buyers market is there really
any need to go through a broker to obtain a business
mortgage or development loan? The simple answer is ‘Yes’. A
good broker, as well as arranging finance packages, will
provide a range of services combined with valuable
experience and expertise.
As a Preferred Business Partner of the NCA, G R Patrick &
Company (Finance) Ltd is able to provide a broad service
that includes the assessment of business accounts, business
valuations and explanations of legal issues, as well as the
provision of competitive finance deals. It has an in depth
knowledge and understanding of care homes and is able to use
its many established contacts throughout the banking and
finance sector to source the most appropriate funding
arrangements, at the keenest prices, for each individual
situation.
Most care home owners do not have the time to be able to
thoroughly shop around the finance market and make informed
comparisons of what they are being offered. What may appear
to be the best deal may well not be and important
differences could be ‘in the small print’. GRPF is not only
able to cut through the jargon and the technicalities but,
because its senior staff have excellent relationships with
many principal lenders, it can often obtain keener rates or
arrange financing for situations where individuals have
previously failed. Due to the regular high volume of
business that GRPF arranges through certain lenders it has
been able to establish bespoke packages that are unavailable
direct to care home owners.
One client who already has three very high quality care
homes and has immediate plans for three more, has obtained
financing for the purchase, total refurbishment and running
of his homes from G R Patrick & Co (Finance) Ltd, while also
arranging all aspects of specialist care home insurance
through sister company, G R Patrick & Co Ltd. Paul de Savary
of Home From Home Care Ltd explains why:
“I regard GRPF as an extension of my own administrative
services,” said Paul. “They provide excellent advice and
have the ability to arrange and complete good finance
packages extremely efficiently. They identify the best deal
and free me from the endless paperwork and delays I have
experienced in the past when dealing direct with banks. They
provide a thoroughly professional and trustworthy service
and, best of all, they get things done!”
In addition to money, a good finance broker can save you a
lot of time, frustration and anxiety, ensuring that,
whatever your business’s financial requirements, the best
funding is arranged to suit your circumstances.

home
September saw the official opening of Kirk House, a major
new care facility provided by the rapidly expanding Home
from Home Care Group. Located in Dorrington, Lincolnshire,
this is the fifth care home opened in the county since the
company was founded three years ago by Paul and Ann de
Savary. As with previous homes, funding for the purchase and
refurbishment of the property was provided by specialist
care home broker, GRP Finance.
At the opening of Kirk House, Councillor Ron Oxby, Chairman
of North Kesteven District Council said, “This is an
absolutely fabulous facility which will transform the lives
of those who come to live here. I was told I would be
impressed and that’s an understatement.”
The attractive Victorian building, set in spacious grounds
with koi lakes, has been extensively renovated to provide
two high quality homes with five and six en-suite bedrooms
plus fitted kitchens, dining and reception rooms. Five rooms
are designed for wheelchair use and one home will provided
much needed flexible short term respite care while the other
offers permanent residency to adults with learning
difficulties and complex behavioural support needs.
Paul de Savary is delighted with the new home and commented,
“Kirk House epitomises our vision for Home from Home and,
with staff training facilities and plans for three
additional studio rooms, it will be our showpiece home.
Funding for its transformation was arranged by GRP Finance
who, as usual, arranged a good finance package extremely
efficiently and freed me from the endless paperwork to
enable me to bring our plans to reality.”
The 10 month conversion of Kirk House has produced stunning
results and confirms the Home from Home ethos of providing
the best in high quality person centered care in an
exceptional environment. This innovative approach was
inspired by their daughter Laura who has learning
difficulties and the de Savarys found that the residential
care on offer was too often institutional and unwelcoming.
Now, having created over 120 new jobs in Lincolnshire and
invested some £9m in its five next generation care homes,
Home from Home Care intends to expand its successful model
to other counties.
